Roof systems we install

The right system for your building, not the one we happen to stock.

Every commercial roof is a set of decisions: membrane, attachment, insulation, drainage and edge details. We recommend a system based on how the building is used, what’s on the roof and how long you plan to own it.

TPO single-ply

A white, reflective membrane with heat-welded seams. Energy-efficient and a common choice for warehouses, retail and office roofs.

EPDM rubber

A durable synthetic rubber membrane with a long track record on low-slope commercial roofs.

Modified bitumen

A multi-layer, time-tested system that handles foot traffic and changing temperatures well.

Metal panel roofing

Long-lasting, clean-looking panels for commercial properties that need strong weather resistance.

Coatings & restoration

For roofs that are worn but structurally sound, a restoration coating can add years before a full replacement.

Insulation & specialty systems

Insulation designed for thermal performance — including cold storage — plus hybrid and specialty systems when the project calls for them.

Commercial roofing bid guide

How to compare commercial roof replacement bids

Two bids with similar totals can describe very different roofs. Before you compare prices, make sure each bid is pricing the same scope — the line items below are where bids usually differ.

What a complete bid should spell out

  • Tear-off or recover. Whether the old roof comes off, or a new roof goes over it. Code and the condition of the existing roof decide whether a recover is allowed.

  • Membrane and thickness. For example 45-mil vs. 60-mil TPO, and the exact product being installed.

  • Attachment method. Mechanically fastened, fully adhered or ballasted — each changes cost and performance.

  • Insulation. Type, thickness and R-value, and whether tapered insulation is used to improve drainage.

  • Flashing and edge details. Walls, curbs, penetrations, drains and edge metal should all be included.

  • Warranty. What the manufacturer covers, what the contractor covers, and for how long.

What drives the total project cost

  • Roof size and complexity. Rooftop units, penetrations and roof levels add labor and materials.

  • Deck repairs found at tear-off. Wet insulation and damaged decking are replaced as they’re uncovered — a good bid says how they’re priced.

  • Energy code requirements. A replacement may need added insulation to meet current energy codes.

  • System selection. Membrane type, thickness and attachment method.

  • Access and logistics. Crane or lift time, material staging and working around an occupied building.

Commercial roof installation questions, answered

  • TPO or EPDM — which is better for my building?

Both are proven single-ply systems. TPO is white and reflective with heat-welded seams, which helps with cooling costs. EPDM is a black rubber membrane with a long track record and good flexibility in cold weather. The right choice depends on your building, rooftop equipment and budget, and we’ll explain our recommendation.

  • How long does a commercial roof replacement take?

It depends on the size of the roof, the system and the weather. Large commercial projects can take several weeks. Your bid will include an expected schedule.

  • Can our business stay open during the replacement?

Yes, in most cases. We sequence the work so only a section of roof is open at a time, keep the building watertight at the end of every day, and coordinate deliveries, noise and access with your team.

  • What warranty options are available?

Manufacturer warranties vary by system, membrane thickness and term, and are separate from the contractor’s workmanship coverage. We’ll lay out the options that apply to your roof in writing so you can compare them.

  • Do you work with developers on new construction?

Yes. We provide proposals for new commercial roof installations on retail, warehouse and other new-build properties, and work with developers and general contractors on scheduling.

  • Not ready to replace yet?

If your roof has localized problems, a commercial roof repair may buy you several more years. Our inspection will tell you whether repair or replacement makes more sense.
