Repairs we handle

Commercial roof repairs, from one leak to a whole section.

On a low-slope roof, water rarely shows up inside right where it gets in. It runs under the membrane and along the deck before it drips through a ceiling tile. We trace the leak to its source, repair it properly and tell you what else we saw while we were up there.

Leak detection & patching

We find where water is actually getting in and patch the membrane with compatible materials so the repair holds.

Seam & membrane repair

Re-welding open TPO seams, re-adhering lifted EPDM laps, and patching punctures, splits and blisters.

Ponding water & drainage

Clearing and repairing drains and scuppers, and correcting low spots where water sits after it rains.

Flashing & penetrations

Resealing flashing at walls, parapets, HVAC curbs, pipes, vents and skylights — the most common leak points on any flat roof.

Storm & wind damage

Fast inspection after severe weather, emergency tarping when needed, and photos and notes for your insurance claim.

Coatings & restoration

Reflective, restorative roof coatings that can extend the life of a roof that’s worn but still sound.

Commercial roof repair guide

Fix the leak before it turns into a replacement

A small leak on a flat roof can soak the insulation under the membrane long before anyone sees a stain. Wet insulation stops insulating, adds weight and can rot or rust the deck. Catching the problem while it’s still a patch is almost always cheaper than waiting.

Signs your flat roof needs repair

  • Stained or sagging ceiling tiles. Water has already found a path through the roof and into the building.

  • Water standing 48 hours after rain. Ponding water speeds up membrane wear and finds any weak seam.

  • Open, lifting or wrinkled seams. Seams are where single-ply membranes most often fail.

  • Blisters, bubbles or splits in the membrane. Trapped moisture and age show up as blisters and cracking.

  • Damaged flashing at rooftop units. Curbs, pipe boots and wall flashing loosen with vibration and weather.

  • Clogged drains and scuppers. Debris backs water up on the roof and overloads the membrane.

What affects your repair cost

  • How many areas are leaking. One failed seam is a different job from several leaks across the roof.

  • Membrane type and condition. TPO, EPDM, modified bitumen and metal each need their own repair materials.

  • Wet insulation. If insulation under the leak is soaked, that section has to be cut out and replaced.

  • Roof access. Building height, roof hatches and whether a lift is needed.

  • Age of the roof. If damage is widespread, we’ll tell you honestly whether repair still makes sense.

Commercial roof repair questions, answered

  • Can my TPO or EPDM roof be repaired, or does it need replacing?

Most localized problems — a failed seam, a puncture, a flashing leak — can be repaired. If the membrane is failing across the roof or the insulation underneath is widely saturated, a commercial roof replacement usually costs less over time. A free inspection tells you which one your roof needs.

  • How fast can you respond to an active leak?

Call us at (630) 421-0613. After storms we do fast inspections and emergency tarping or temporary repairs to stop water getting in while the permanent repair is scheduled.

  • What causes ponding water on a flat roof?

Clogged or poorly placed drains, a deck that has deflected over time, or crushed or wet insulation. We find the cause and fix it, whether that’s clearing a drain or correcting the low spot.

  • Will repairs disrupt our tenants or operations?

We plan repairs around your building. Most roof repairs are done from the roof without anyone inside having to move, and we coordinate access, noise and timing with your team.

  • Does insurance cover commercial roof damage?

Storm, wind and hail damage is often covered, depending on your policy. We document everything, and our sister company, Supreme Adjusting, can help you through the claim.

  • Are commercial roof inspections free?

Yes. We inspect the roof, give you a written report of what we found and recommend next steps — no obligation.
